PBSA Investment Q1 2026: £2.1bn, and What It Means for You

Written by Justin, Principal · 17 May 2026 · Updated · 4 min read

Our guides are researched and drafted with digital tools, then written and approved by Justin, Principal, from his own experience.

UK PBSA attracted £2.1 billion of investment in the first quarter of 2026, the strongest start to a year in more than a decade (Knight Frank, 5 May 2026).

You have a student scheme with planning, or close to it. The headline looks like good news. Before you plan around it, you want to know what it can and cannot tell you.

This post covers what the figure is, what sits behind it and how to use it. For the build loan itself, see our guide to PBSA development finance.

The 30-second version

  • What it is: a Knight Frank figure for money invested in UK student accommodation in one quarter.
  • What is behind it: Knight Frank's own headline says a handful of larger deals pushed the total up.
  • The catch: it measures money into the sector, not how easy your scheme will be to fund, and a few big deals made up much of it.
  • What to do: use it as a reason to test interest in your scheme, not as proof of it.

What does the £2.1bn actually measure?

It measures investment in UK purpose-built student accommodation (PBSA) in January to March 2026.

The number tells you the sector is active. It does not tell you how a scheme of your size or in your town would fare.

What does it mean for your scheme?

It does not change the basics. A buyer or lender still looks at the site, the planning, the operator and the numbers.

One route is worth knowing. Forward funding is where the buyer funds the build in stages. Forward commitment is where the buyer agrees to buy the finished scheme on completion and does not fund the build. They are different, so ask which one a buyer means. Our forward funding explained guide sets out both.

Where does your scheme sit?

Your situation What it means Next move
Planning granted, operator named You hold the two things a buyer asks about first. Test interest from forward buyers and lenders together
Good site, no operator yet A buyer will want to know who runs it. Settle the operator first
Planning not yet granted Buyers and lenders price planning risk hard. Get consent clear, then approach
Smaller scheme The big deals in the headline may not be your market. Ask about a development loan and a later refinance

Our PBSA deals typically run from about £7m to £75m. Larger and smaller schemes are welcome.

What has changed since 17 May?

Knight Frank's Q2 2026 update put first-half UK PBSA investment at about £2.3 billion, with £164 million in the second quarter (Knight Frank, August 2026). The money is coming in a few large deals, not a steady flow, so test interest in your own scheme early instead of planning around a headline.

Before you approach a forward funder: five questions

  1. Is planning granted, and does it limit the use to students?
  2. Who will operate the building, and what is their record?
  3. Do the numbers work on a buyer's yield, not only on your margin?
  4. Do you want forward funding or a forward commitment?
  5. If no buyer commits, does a development loan followed by a refinance still work?

Frequently asked questions

What is PBSA?

Purpose-built student accommodation: buildings designed and built for students rather than converted homes.

What is forward funding?

The buyer funds the build in stages as it progresses. Forward commitment is different: the buyer agrees to buy the finished scheme on completion and does not fund the build.

Why was Q1 2026 PBSA investment so high?

Knight Frank's headline says a handful of larger deals pushed the total to £2.1bn.

Does a strong quarter make my scheme easier to fund?

Not by itself. Each buyer and lender looks at your site, planning, operator and numbers. The five questions above are a sound start.
